The listing video mistake almost every agent makes
Most agents commission a listing video the same way: one shoot, one polished three-minute walkthrough, posted once. It looks great. It does almost nothing.
The problem is not the video. It is that a single long-form cut is the wrong shape for every place a buyer actually is.
One shoot, six deliverables
A property visit should produce more than one file. From the same two hours on site you should be walking away with:
- The full cinematic walkthrough for the MLS listing and your website
- Three to five vertical cuts, each opening on a different hook
- Stills pulled from the video for carousels and print
- A neighbourhood or exterior piece that outlives this listing
- An agent-to-camera intro that works as ad creative
- B-roll you can reuse for months
Same shoot day. Same cost. Six places to show up instead of one.
Hooks are the whole game
A vertical cut lives or dies in its first second. "Welcome to 1247 Oak Street" is not a hook, it is a slate.
What works is specificity that creates a question:
The kitchen in this house is smaller than the closet.
Then answer it. Different hooks pull different buyers, which is exactly why you want several cuts from one property rather than one cut posted everywhere.
What to do with them
Long cut goes on the listing and your site. Verticals go out across the week, not all at once. The strongest performer becomes ad creative with budget behind it. The agent-to-camera piece runs as retargeting for everyone who watched a walkthrough and did not enquire.
That is the difference between a listing video and a listing campaign. One is a deliverable. The other is a system.
